Dear
Legionnaires, Auxiliary Members, SAL Members &
Family Members,
The
fall season is here and we at the Post are underway for
the fall/winter season and here are just a few items to
we are working on: Completing the new Legion Entrance
Sign project, Removing of the brush between the Legion
and the Apartments next door, Placing a temporary fence
between the Legion and the Apartments next door,
Completing the Legion Land Survey and placing proper
land markings for our Legion property, Replacing all
doors within the upstairs of our Legion, replacing all
windows downstairs, preparing for our annual October
Flag Disposal Ceremony (Oct 12th at 7:00
p.m.), Prepare for the Annual Early Bird Membership
Dinner and Dance (Oct 28th at 5:30 p.m.),
Veterans Day, and finally our October WWII Honor Flight
support trips to
the WWII Memorial in Washington DC. As you can see we
have a very busy upcoming schedule.
Special
Note: The
Annual Fairfax City Fall Festival is being held on
Saturday, October 8th, 2005 and the Legion
will have its annual booth there advertising what the
American Legion is all about and especially the many
benefits and activities we have for our active men &
women, veterans and their families.
Please come out and say hello and join in the fun,
fall day of shopping and recreation.
Also, if you have paid your dues early and have
an “Early Bird” stamp on your dues card, you are
invited to attend the Annual Early Bird Dinner &
Dance for free. It
will be held upstairs on October 28th with
social hour beginning at 5:30 p.m. followed by dinner
and then a dance.
Another
special note to announce is that the Executive Board of
Officers has approved a set of House Rules and new Drink
Prices for the Social Club.
Please be aware of the new house rules as they
are standards for how our employees manage the social
quarters and what their direct responsibilities are. As a member in good standing you are welcome to read a copy
of the house rules as they are on display within the
social quarters. The
ABC Manager on duty also will have a copy for you to
review behind the bar.
One reminder, during happy hour times, members
may purchase “tuits” or “chips” at our normal
drink prices. Happy
Hour prices are for the guest within the club social
quarters at that present time and not for times later
that night. There
is only one price for “tuits” or “chips” unless
you receive a ‘Commanders Chip” and that is blue in
color and free of charge.
Please
remember to pay your dues and please don’t let your
membership expire.
Also remember to “Thank
a Veteran” and our brave men and women who
are serving this great nation!
Sincerely,
Mark
R. Duke

Corporate Board President
1. All Post 177
accounts (Club, “P”, and Corporate) are in the
process of being transferred to Cardinal Bank and all
CD’s, which have been scattered throughout Northern
Virginia, are in the process of being cashed-in and the
proceeds invested in “sweep” accounts to
individually fund the “P” checking account and the
Corporate checking account. This will: allow for a
greater return on investment of all Post 177 cash assets
(over 4% ROI versus our past average CD rate of return
of 1.76%), consolidate of all investments to one
location for ease of access, allow us to keep our
checking accounts at a very low dollar amount to ensure
that all of our funds are earning interest, allow us
internet banking and to feel safe in the knowledge that
our “sweep” accounts are invested in US Government
Treasury Bonds that are in Post 177’s name.
2. Post 177 has
received another sales contract Addendum request for the
Buckman Road property sale. The Buyer requested a
seventeen (17) day extension of the final closing date
in return for an increase of $25,000.00 in the sale
price. After discussing our alternatives with Paul
Reeves, the Post’s realtor, it was decided to counter
offer the Buyer with a request for an additional
$50,000.00 for the seventeen day extension. The Buyer
has subsequently agreed to an additional $35,000.00 and
the Board of Directors decided to accept this proposal.
The sale price of the Buckman Road property is now
$550,000 (up from $515,000) and the new settlement date
is 23 June of 2006.
3. We have received
the final $15,000.00 non-refundable deposit on the sale
of the Buckman Road property following the successful
re-zoning of the property to PDH-30 by Fairfax County.
4. The City of
Fairfax is still requesting a storm drain easement at
the rear of the Legion property, caused primarily by
constant complaints to the City Manager by our
“neighbor” Mrs. Fairfax. The Post cannot legally
approve any easement, however, due to our lease of the
land to WDCT Radio. It is WDCT Radio’s position that
they will not approve any such incursion.
5. All insurance is
currently paid and up-to-date.

1.
We have completed the removal of the trees on the Legion
property. Two large Oak trees were removed from the Oak
Street side of our property due to disease and damage. An
additional three trees were removed from the southern
property line to allow us to begin building a planter /
berm in this area. This construction will also include the
installation of drainage pipes to carry rain run-off from
the apartment parking lot, allow us to re-grade out front
lawn area, and lessen the likelihood of flooding in our
Club kitchen storage area during heavy rains.
2.
We are currently building storage shelves in the old
“Bingo Room” (which will be referred to as the Storage
Room in the future) in order to relocate everything
currently stored in the Club Wine Room. Once all items are
removed from the current Wine Room, we will begin the
demolition of the outside walls, down to the brick
exterior walls. This will, in turn, allow us to construct
the new electrical service panel, server/router panel, and
telephone distribution panel required for our renovations.
3.
We have constructed a barrier fence along the southern
property line to keep apartment residents from using the
Legion property as a short-cut and ensure a safe work area
while we move forward with renovations / construction.
4.
We are currently in the process of requesting proposals
for:
a. Production of final design drawings from architectural
firms.
b. Club dining room window replacements (the window have
rotted –out frames).
c. Replacement of the old gas furnace with higher
efficiency unit(s), which will also be able to heat the
new addition.
The
next B&G meeting will be on October the 3rd
at 18:00 and every subsequent first Tuesday of every month
throughout our renovation process. Try to attend one or
all of our meetings and make your thoughts and ideas
heard. This is your Legion and your input is valuable.
Please participate in process of our decisions!
